KeepUp

For landlords

The landlord software that starts with a photo

Photograph a gas certificate, an EICR, an invoice — KeepUp reads it, files it against the right property, and reminds you before anything lapses. Built for landlords with one to ten properties, not agency back-offices.

Sound familiar?

  • Three certificates per property, each on its own clock — and nobody sends a reminder before the law starts caring.

  • The letting agent “handles it”, but the liability, the fines and the possession restrictions stay yours.

  • The PRS Database is rolling out — and a certificate in a drawer, or in an engineer’s email from 2023, doesn’t upload.

i.

The compliance calendar, per property

Gas safety, EICR, EPC — every deadline derived from your actual certificates, with reminders before each one bites. The two-month CP12 renewal window included.

ii.

Capture: paperwork files itself

Photograph the certificate when the engineer hands it over, or forward the email. KeepUp reads the dates, files the document, and starts the next clock.

iii.

Proof, ready when asked

Council request, deposit dispute, sale, PRS registration — every certificate and service record sits against its property, exportable any time. Your records never depend on us.

Common questions

Is KeepUp accounting or tax software?
No — KeepUp is the compliance and maintenance layer: certificates, deadlines, documents, appliances. For rent ledgers and Making Tax Digital, pair it with an accounting-led tool; the two jobs are different and we deliberately do one of them.
How is it different from my spreadsheet?
The spreadsheet needs you to read the certificate, type the dates, and remember to look at it. KeepUp reads the certificate from a photo, holds the document itself alongside the date, and does the remembering. The difference shows up in year two.
What does it cost?
Free for one property, with capture and the vault included. The Portfolio plan covers up to ten properties with unlimited documents and the compliance calendar — pricing is on the homepage, in your local currency.
Does it cover Scotland, Wales and Northern Ireland?
The document vault, capture and reminders work anywhere. The pre-built compliance content is deepest for England; Scottish and Welsh cadences differ on some duties, and you can set any deadline manually.
